The OEPTC you receive depends on a number of factors, including:

- your marital status
- the property tax paid by or for you
- the rent paid by or for you, if the rented accommodations were subject to municipal and education property tax
- the energy costs paid by or for you for living on a reserve
- the accommodation costs paid by or for you to live in a public or non-profit long-term care home, and your adjusted family net income
- whether you lived in a designated Ontario university, college, or private school residence
The maximum 2021 OEPTC is:
- $1,095 for non-seniors
- $1,247 for seniors
How To Qualify For A Senior Tax Exemption
Property tax rules vary considerably from state to state. Seniors who meet state guidelines can take advantage of an exemption. For example, most states include these two rules to qualify:
- You must meet the minimum age for a senior property tax exemption
- The person claiming the exemption must live in the home as their primary residence
The minimum age requirement for senior property tax exemptions is generally between the ages of 61 to 65.
While many states like New York, Texas and Massachusetts require seniors be 65 or older, there are other states such as Washington where the age is only 61.

In order to claim rental property losses on taxes, though, you need to know exactly what youre allowed to claim. The expenses that can be the hardest to track are the ones that really add up over the course of the year: ordinary and necessary expenses. They include:
- Property maintenance
- Homeowners association fees
In addition to those costs, you can also deduct costs associated with maintaining your property, including all materials and supplies. If the tenant does these repairs and you pay for them, you can still deduct them as long as they qualify. What Is The Property Tax Deduction
State and local property taxes are generally eligible to be deducted from the property owner’s federal income taxes. Deductible real estate taxes include any state, local, or foreign taxes that are levied for the general public welfare. They do not include taxes charged for home renovations or for services like trash collection.

Line 332 Net Capital Losses Of Previous Tax Years
On line 332, enter the amount of net capital losses from previous years that you applied against taxable capital gain incurred in the year. This amount is the capital loss entered on line 225 of Schedule 4 that you multiply by 50%. See Part 2 Capital losses for details.

What Amounts Cannot Be Included As Rent Or Property Tax Paid
Your rent and property tax paid cannot include amounts such as:
- rent paid for a principal residence that is not subject to municipal and education property tax
- other fees included in your rent that are for goods and services
- condo fees
- payments to relatives or friends who are not reporting the payments as rental income on their returns
- property tax or rent paid on part of a home you used for rental or business purposes
- property tax or rent paid on a second residence, such as a cottage, if you claimed property tax or rent for your principal residence for the same period or
- amounts paid for living in a designated Ontario university, college or private school residence
Significant Other Itemized Deductions
If you have other itemized deductions that exceed your standard deduction, your property taxes and mortgage interest can reduce your taxable income on a dollar for dollar basis. For example, if you made $8,000 in charitable donations during the year, paid $7,000 in state and local income taxes and your standard deduction is $10,000, your other itemized deductions total more than your standard deduction, so the mortgage interest and property tax deductions further reduce your taxable income without having to offset the difference between your other itemized deductions and the standard deduction.

Line 360 Taxable Income
To calculate this amount, subtract all the deductions you entered on lines 311 to 350 from the net income for income tax purposes on line 300. Add, if it applies, section 110.5 or subparagraph 115 additions . Enter the taxable income on line 360.
