The First-Time Homebuyer Act of 2021 was introduced by Congress in April 2021. Many aspects of the bill are based on a similar bill brought in by Congress in 2008 as part of The Housing and Economic Recovery Act of 2008.

The 2008 act allowed eligible buyers to access an interest-free loan up to the value of $8,000 to help them to buy their first home. For those who bought their property in 2008, the loan was repaid over a 15-year period, but buyers who purchased their home in 2009 or 2010 were exempt from paying back the tax credit.

The original tax credit ended in 2010, and there have been calls to reintroduce tax credits to help buyers take the first step onto the property ladder.

In 2021, a revised version of the original first-time tax credit from 2008 was put forward. Under the new bill, eligible buyers would be able to access a first-time homebuyers tax credit worth 10% of the value of the property up to a maximum of $15,000.

The 2021 first-time homebuyer tax credit is designed to help Americans on low and middle incomes to become homeowners. The act is yet to become law. At the moment, its still only a congressional bill and has not yet been passed. Theres speculation it could be passed by the end of 2022, but nobody knows when or if itll happen for certain.

State Grants Programs And Down Payment Assitance

Most states offer a variety of first-time homebuyer programs. These include down payment assistance loans you typically wont need to pay back until you sell your home. Some loans are entirely forgivable over a period of time.

Florida has programsthat pay you up to $10,000 on government loans or $7,500 on conventional loans. And you can get down payment assistance as a 0% deferred loan. You must meet specific requirements, like a minimum credit score and a maximum debt-to-income ratio.

As per income tax laws, there are no specific benefits in case a woman invests in a house. She can claim all the above-mentioned benefits under income tax laws.

However, some state governments have given 1-2 per cent benefit of stamp duty if a woman is the owner of the house.

In Rajasthan, if you buy a house worth Rs 40 lakh, then the stamp duty is usually 8.8 per cent, which is Rs 3,52,000, but if any a female member of the family buys this house, then she has to pay 7.5 per cent stamp duty, which is Rs 3,00,000.

So, there is one-time saving of Rs 52,000 if a woman buys the same house.

How To Claim The Tax Credit

Since the bill is not yet law, its not clear how homebuyers will be able to claim the tax credit step-by-step. But its likely that it will be similar to the First-Time Homebuyer Credit of 2009, which was a similar program and which required homebuyers to fill out an extra IRS form to attach to their federal tax return.

What Is The 2008 First

The Obama administration enacted the federal first-time homebuyer tax credit in 2008. Created as a response to the 2008 financial crisis, the Housing and Economic Recovery Act allowed new homebuyers to get a tax credit of up t0 $7,500 during the first year of the initiative. In 2009, Congress increased the amount first-time buyers could earn to $8,000. After the first two years, HERA had some minor changes. Under the initiative, first-time homebuyers could either earn a tax credit or a home loan they had to repay later. Although the changes were slight, the mission was the same: aid first-time homebuyers.

If youre still looking for the first-time homebuyer credit, it unfortunately no longer exists. The program ended in 2010. However, people who purchased homes before 2010 can still benefit from the tax credit initiative. Specifically, you may still be eligible if your closing took place on or before Sept. 30, 2010. People who purchased homes after 2010, however, wont benefit from the tax credit.

For example, if you owed $4,500 in taxes and received a $10,000 credit from a home purchase, you would get a refund of $5,500 when you filed your taxes. The credit does not apply to state taxes.

The credit is applied when you qualify and purchase the home. You do not need to wait until the end of the year to receive it.

Dont Worry New Homeowners Can Still Get Federal Tax Breaks

The good news is that there are some other federal tax credits new homeowners can take advantage of. The only downside is that theyre a bit more specific and perhaps less generous than the First-Time Home Buyer Tax Credit. That doesnt mean theyre not worth it, youll probably just have to meet certain requirements beyond being a first-time home owner within a certain income range.

Mortgage Interest Credit. The mortgage interest credit is a federal tax credit available to homeowners who were issued a Mortgage Credit Certificate from their local government.4 MCCs are made to help first-time homebuyers with lower income afford home ownership.

The credit lets new homeowners convert up to $2,000 of the mortgage interest they paid in a given year into a nonrefundable tax credit. If you paid more than $2,000 in mortgage interest in your tax year, whatever remains can still be itemized and deducted from your taxable income but youll have to be sure to reduce your deduction by the amount you were credited.

To be eligible for the mortgage interest credit, you must be a first-time home buyer, use the home as your primary residence, and meet certain purchase price and income restrictions.
