The bank transfer forms for the payment of real estate tax are enclosed with your real estate tax decision. The decision also states the due dates for payment.

You can pay your real estate tax in the following ways:

  • Pay the tax in MyTax. Reference numbers and other payment details are automatically included in your e-bank payment.
  • Request an e-invoice. Contact your bank at least three weeks before the due date to agree on e-invoicing or direct payments. You will receive the e-invoice in your e-bank approximately two weeks before the due date.;Read more about e-invoicing.
  • Pay the tax in your e-bank. Remember to include all the payment details stated on the bank transfer forms and in MyTax. These include the bank account number, the amount of real estate tax, and the due date. Please note! You must use your own personal reference number when paying your own real estate tax. You cannot use your spouses or anyone elses reference number.
  • Direct payment is also available for individual taxpayers. Direct payment is for individuals who do not use e-banking services.

    The Problem With Waiting For Tax Lien Sales

    The city, county, or township will hold a public auction or tax lien sale to try and recoup some of the unpaid property taxes at least once a year.

    This isnt a secret its the avenue many real estate investors use to find and buy great properties at much less than theyre worth.

    Thats the issue. So many longtime and beginner investors show up and show out at these auctions that a few negative things can happen:

    • Too many bidders at the auction, less opportunity for each one
    • Limited choice means only the properties already seized are available
    • Bidding wars drive costs up, sometimes beyond market value

    None of these are good things in the world of real estate investing. In order to access the best deals and the widest range of properties, you have to get out of the highest bidder mentality and get your hands on the delinquent property tax list and contact pre-foreclosure property owners.

    Secured Property Taxes Terms

    Annual Secured Property Tax BillThe annual bill, which includes the General Tax Levy, Voted Indebtedness, and Direct Assessments, that the Department of Treasurer and Tax Collector mails each fiscal tax year to all Los Angeles County property owners by November 1, due in two installments.

    Adjusted Annual Secured Property Tax BillA bill that replaces the Annual Secured Property Tax Bill due to the following reasons: a change or correction to the assessed value of the property; the allowance of an exemption that was previously omitted; the correction of a Direct Assessment placed on the property from a municipality or special district; or the inclusion of a penalty for failure to comply with certain requirements of the Office of the Assessor prescribed by law .

    Real Estate Tax Is Tax Collected By The City

    WHO IS TAXED: All owners of real estate located within the City and School District. The market value of the property is determined by the Allegheny County Office of Property Assessment. The taxes are calculated by applying the millage rate to the assessed value.

    DISCOUNTS: Taxpayers may take a 2% discount on either of the following if taxes are paid by February 10th:

    *;The total annual tax due or,

    *;The first installment of tax due.;;;;;;;

    TAX PAYMENT DUE DATES:

    *;Last day of February for 1st installment or the annual amount at gross

    *;April 30th for 2nd installment

    *;July 31st for 3rd installment

    If no payment is made by the last day of February or if less than the entire first installment amount is paid by the last day of February, the entire years taxes become due and payable in full and incur interest charges from March 1st.

    When you buy a home, who should pay the real estate taxes the first year? Common sense tells us that the seller should pay the taxes from the beginning of the real estate tax year until the date of closing. The buyer should pay the real estate taxes due after closing. This way, the buyer and seller only pay the real estate taxes that accrued during the time they actually owned the property.

    Before You Get Started By Mail

    The City operates on a fiscal year that starts on July 1 and ends on June 30. We use a quarterly tax billing system, meaning we mail tax bills four times per year:

    • First quarter: July 1
    • Third quarter: January 1
    • Fourth quarter: April 1

    We send tax bills 30 days before their due date. Your quarterly tax bills are due on these dates:

    • First-quarter bills: August 1
    • Third-quarter bills: February 1
    • Fourth-quarter bills: May 1

    If the first of the month falls on a weekend, your bill is due on the following Monday.

    Assessed taxes on real estate stay with the property not the name on the tax bill. So, if you own the property, you need to make sure that the property taxes are paid. Otherwise, the unpaid taxes could result in a lien against the property.

    The name on the tax bill is the property owner on January 1 before the start of the given fiscal year. If you sell a property and we still mail you a tax bill, please forward it to the new owner of the property.

    How Property Tax Is Calculated

    Your property tax is calculated by first determining the taxable value. The taxable value is your assessed value less any exemptions. The total of these two taxes equals your annual property tax amount.

    Your propertys assessed value is determined by the Palm Beach County Property Appraiser. The millage rate is set by each ad valorem taxing authority for properties within their boundaries.

    Non-ad valorem assessments are determined by the levying authority using a unit measure to calculate the cost of services. For example, Solid Waste Authority fees are based on the type of property producing the waste.
