Real Estate FAQ: I have my Property Tax Statement, Now What?

The Tax Instalment Payment Plan is a popular program that allows you to pay your property tax on a monthly basis instead of one payment in June. Your payment automatically comes out of your chequing account the first day of every month, making budgeting easier and eliminating the risk of a 7% penalty.

How To Read Your Property Tax Statement

The Snohomish County Treasurers Office sends out a property tax statement annually either by mail, or if a taxpayer has signed up for electronic billing, by email. The statement includes property tax information and is mailed mid-February. Please note that if you have arrangements with your mortgage or escrow company to pay your taxes, the Snohomish County Treasurers Office does not manage that relationship. Contact them to ensure timely payment. Late Payments will accrue interest and penalty as prescribed by RCW 84.56.020.

The annual tax statement is one page with 3 parts.

The top portion of your statement is your copy and contains a breakdown of the current taxes due and how theyre calculated. For more information on the breakdown of your current property tax assessment please see the Tax Distribution page. This also contains the assessed value of your parcel and the levy rate. For questions regarding the assessed value or the levy rate please contact the Assessors Office by email at or call 425-388-3433.

Example of the top portion of the tax statement:

The second portion of the tax statement is the second half payment coupon and indicates what is due for the second half property taxes, due 1st. If at the beginning of the year the taxes for your parcel are in arrears, the summary information will state that your parcel is delinquent. Please review your account information on our payment site, which is updated daily for the current taxes due.

Your total property tax bill provides for more than just the cost of city services. Like the city, Halton Region prepares a budget each year, with a large part of their operating expenditures funded through property taxes. The Province determines education tax rates.

The City’s portion of the overall 2022 residential tax bill is 46.2 cents of every tax dollar and the remaining 53.8 cents goes to Halton Region and the Province of Ontario for education taxes.

The city considers it very important for taxpayers to understand what city services they receive for their property tax dollars. For 2022, an urban residential property assessed at $500,000 amounts to approximately $1,852 in property taxes for city services.

Your property is assessed at the amount indicated in this field. This amount acts as a basis for calculations of the property taxes.

Provincial legislation requires that the assessment reflect the market value of your property as of July 1st of the previous year.

All properties are assessed using similar factors that real estate agents and appraisers use when pricing a home for sale.

If your property was only partially completed as of December 31, your assessment reflects the value of the lot plus the value of the building, based on the percent complete.

If the building is completed during the current year, a supplementary assessment and tax notice will be sent to the assessed person reflecting the increase in assessment from new construction.
